When you have already chosen interesting place for
living you can begin to select the dwelling. There are three main types
of the housing accommodation in Spain: 1.
Apartment – flats in residential complexes (one or several tenement
houses), with fenced garden areas, swimming pools, parking areas and
garages. All apartments are finished, equipped with modern plumbing
system, kitchen furniture and built-in wardrobes. Declared surface of
apartment includes not only balconies, but also part of comunal
corridors. Price of apatment depends on the storey: the higher storey
- the higher price.
2. Country house/Villa - is a house for
one family. Size of the house depends on size of the plot (usually 800
m2). Villas with panoramic view over the sea and located on mountains’
slopes are in demand. Villas always have swimming pool, parking or
garage. Living surface is idicated, as well as total surface under the
roof and construction surface. While appraising villas it is necessary
to take into account its equipment (heating, air conditioning,
furniture), as well as urbanization (terraces, barbecue, garden areas).

Bungalow - townhouse for 3 and more families with separate entrances,
it has comunal garden area, swimming pool and parkings. Normally
bungalow is a two-storey building with 2-3 bedrooms.
The main
advantage of possessing of real estate in Spain is that it can bring
in return. Apartments located at the seaside are the most profitable
for tenancy. As to country houses, the most preferable are villas in
urbanizations with good infrastructure and views over the sea.

To save
time while chosing realty, we recommed to decide beforehand why, where and what
kind of realty you want to buy:
1. Purpose of purchase. You buy realty for:
- Inhabitancy
- Holiday spending
- Residing during study or work
- Income receipt from operations
with real estate
- Carrying on business
2. What climate is desirable?
- Temperate - Northern Mediterranean
coast – Costa Brava, swimming
season lasts for 4-5 months.
- Warm - Central Mediterranean
coast – Costa Blanca, swimming
season lasts for 7-8 months.
- Hot - Southern Mediterranean coast
-Costa del Sol, swimming season lasts
for 3-4 months.
3. Landscape preferences:
- Hilly with woodland vegetation
– Costa Brava (Barcelona)
- Mountain with woodland
vegetation - Northern Costa Blanca (Benidorm )
- Flat with steppe vegetation -
Southern Costa Blanca (Torrevieja )
- Hilly with steppe vegetation
–Costa del Sol (Malaga).
4. Budget:
You have to
decide what sum you are going to spend on purchase of realty, whether you want
to take mortgage, which can noticeably expand your financial ability, or not.
Having 100
000 euro you can buy, for example, apartment-studio at Northern Costa Blanca.
But it is possible to purchase a normal apartment with one bedroom at price of 200 000 euro, if you take a mortgage for 50%
of total cost. Among new construction it is possible to choose a 2-3 bedroom apartment,
if the developer offers 70-80% mortgage.
II. Warning
Procedure
of realty’s registration is simple and transparent in Spain. The notary is obliged to make sure that the realty does not have any encumbrances,
and if you take mortgage, than the bank will check the dwelling and its owner
too.
Difficulties
can arise in the process of inquiring about mortgage or in preparing of
dwelling for habitation. These difficulties can grow into problem, if your
agent is not enough competent or his potentialities are limited, or he disappeares in improper
moment.
You will have
to contact with the agent for a long time, so there are some advices:
1. Choosing
the agent, rely on your own experience, intuition and recommendations of
friends and acquaintaces,
who have already bought realty in Spain.
2. Internet
will help to find an agent, but you will be able to check trustworthiness of
information only having visited the agency’s office. If there is no office – do
not waste your time.
3. On
arrival visit agency’s office in Spain and make sure that advertisement
corresponds to reality.
