Taxes and dues

1. While registering title deed, the following taxes and charges have to be paid:

• VAT- Value Added Tax (IVA in Spanish).  For property it makes 7 %
• Autoliquidacion hacienda tax -  1%
• Tax on growth of cost Plus Valia ~ 100-300 euro
• Notarial duty (Notario)  ~ 0,4%
• Registration fee (Registro) ~ 0,16%
• Clerical charges ~ 200 euro

 
Note:

•  When you buy commercial property (pubs, restauraunt and plots) VAT makes up 16 %.
• When you buy property from secondary market, 7% tax is called  ITP (Impuesto de Transmisiones Patrimoniales). 
• All taxes and charges are paid by the Buyer excepting Plus Valia tax, which is usually paid by the Seller.

 

2. When the Buyer concludes a mortgage contract the following  taxes and dues are paid:

• Autoliquidacion hacienda  - 1,6 %
• Notarial duty ~ 0,4%
• Registration fee ~ 0,16%
• Clerical charges ~ 200 euro
• Payment for apprisal  ~ 300 euro

Note:

When construction loan is transferred into mortgage:

• Autoliquidacion hacienda  is not paid
• Bank tax for transferring of credit is collected (usually it makes up 0,5%)
• Appraisal  is not made

Rates of taxes and  dues depend on the cost of realty, the higher cost – the lower rate. Rates, indicated above, correspond to price of  200 000 euro.
